Our specialist residential development team deals with a wide range of residential and mixed use development sites, acting for major housebuilders, SME developers, promoters and investors.  We are involved in transactions from an early stage of negotiations, working alongside our clients throughout the whole development cycle, from the pre-planning stage through to acquisition, development, funding and disposal.

We build strong relationships with clients and other key stakeholders and use  the insight gained from our many years of working in this sector  to drive projects forward in the desired timescales. Our services include:

Site acquisitions: Well versed in complex land assembly, phased acquisitions, consortium sites, and deferred payments. Expertise in structuring deals to solve planning and delivery issues. Experience with overage, clawback and deferred payment structures, including bespoke security arrangements that meet seller and funder expectations.

Strategic land: Advising promoters, developers, and landowners on option, promotion, and collaboration agreements to help clients secure long-term opportunities.

Joint ventures, conditional contracts and forward funding: Supporting partnerships between landowners, developers, and funders.

Build to rent and affordable housing: Delivering commercially driven advice across BTR schemes and affordable housing disposals, ensuring regulatory compliance and viability throughout.

Development agreements and deferred consideration: Delivering commercially driven advice across BTR schemes and affordable housing disposals. Experienced in acting on Development Agreements and other forward funding arrangements.

Development and acquisition finance: Acting for both borrowers and lenders on development finance facilities, bridging finance, and structured funding solutions.

Recent Experience:

  • Acting for a regional housebuilder on the sale of five development parcels in Wokingham for circa £65m.
  • Advising Chartway Partnerships Group on a deal with Packaged Living to forward-fund the delivery of 121 new homes in Ebbsfleet, Kent, with a gross development value of approximately £50m.
  • Advising Chartway Partnerships Group on a deal with Legal & General to deliver 92 single family rented new homes in Hastings.
  • Acting for a developer on the acquisition of a £40m site in south west England for the development of over 500 residential units and a care home.
  • Acting for a top ten housebuilder on option agreements over a site with outline planning permission for 3500 residential units, and acquisition of part of the site, with associated complexities as to split of planning obligations. Disposal of part of the acquired site to another housebuilder, and to a registered provider.
  • Acting for various residential developers on the acquisition and financing of multiple development parcels on various large scale consortium sites, including the negotiation of complex overage/deferred payment provisions and site-wide arrangements for the provision of infrastructure and regulation of development.
  • Subject-to-planning acquisition of a large development site from two separate landowners, including overage, deferred payments and associated security, and the acquisition of additional rights over adjoining third party land for enabling development.
  • Acting for a top 10 UK Housebuilder on the purchase of a £40 million pound parcel of a larger site at Bicester and the promotion of another parcel, each forming part of the UK’s first ‘Eco Town’.
  • Acting for a major housebuilder on the acquisition from the Ministry of Defence of serviced parcels on a large consortium site in Surrey.
  • Advising a multiple award winning heritage residential developer on the acquisition of a part listed 5.3-acre development site in Bath with planning permission for the development of 250 units.
