Parminder Sidhu

Parminder is Head of Residential Property. With over 20 years of experience in the field, her practice covers all aspects of residential conveyancing in the prime and super-prime markets. She deals not just with the acquisition and disposal of freehold and leasehold properties in London and the Greater London area but also Surrey (namely in Elmbridge and on the Wentworth Estate) and as far afield as the Peak District, Devon and Cornwall.

Parminder’s practice also covers leasehold enfranchisement (acting for both landlords and flat owners), block management for institutional landlords and leaseholder-owned developments, acting for lending institutions in transactions involving property investors investing in small to medium-sized developments around the country and acting for private individuals obtaining finance from lenders who are represented by separate law firms.

Parminder also works closely with colleagues within the Real Estate Group, the Family Law team and those with a private client practice.

With her wealth of experience, there is rarely a property-related problem that Parminder cannot find a solution to, and this is recognised by the wide breadth of instructions she receives.

Parminder has been entrusted to act for generations of family members, including advising parents and grandparents assisting their children and grandchildren with property transactions. She understands the concerns and needs of those helping to finance a purchase as well as those of the younger generations who desire to make a new home for themselves and live independently of their older family members.

In all cases, Parminder aims to provide not only an excellent service but to make the transaction as smooth and as quick as possible.

Under Parminder’s leadership, the team has maintained its excellent reputation not only for the value it provides but also for the calibre of its work. She provides useful and practical advice should an unexpected problem arise during a transaction.

• Acting in bona vacantia/escheat transactions for a management company consisting of six houses in a high-value north London private development and another involving a house registered in the name of a now dissolved offshore corporate entity.
• Acting on the sale of a RIBA award shortlisted house designed as a floating box with integrated gardens. The original house was demolished, and the existing building constructed with many unusual environmentally friendly features. The building included eco and sustainable features.
• Acting on the purchase of four leasehold flats in the same building in north west London near Queen’s Park, with the freehold being owned by the leaseholders. The client plans to convert the existing flats into a larger dwelling, with the fourth flat remaining as is. This matter involved reviewing the leases and potential planning concerns in reducing the number of dwellings. It was also necessary to examine the client’s tax liability with the Tax team. Once the refurbishment works have been completed, a review of the title structure will be conducted to determine if it needs restructuring.
• Acting on sales of prime and super-prime properties in central London ranging in value from £3m  to over £32m.
• Supervising the management of a mansion block and, separately, a newly developed block, both situated in Chelsea. Advising not only in respect of lease extensions and enfranchisement matters but also in relation to licences and consents.
• Acting on the acquisition of various new build houses and flats, including in Holland Park and the Aldgate/City area.
