Angela advises on all aspects of selling and buying residential property. She specialises in acting for busy clients who need a tailored, professional and project-managed service and with the aim of ensuring that property transactions remain as stress-free as possible.
In addition to dealing with all legal due diligence, Angela undertakes a comprehensive investigation of leasehold management; she advises on necessary action arising from survey reports and the legal implications of mortgage terms. She also deals with lease term extensions, re-mortgages and varying individuals’ shares in property.
Angela is also a member of the firm’s Leasehold Reform Group and deals with lease extensions and freehold acquisitions under the Leasehold Reform Acts.
- Leasehold Enfranchisement:
Dealing with both the statutory enfranchisement of leasehold flats and the statutory acquisition of the freehold interest for leasehold houses in conjunction with our Leasehold Reform Group.
- Freehold sale: £3.3M
Acting for client based overseas in the sale of property, which had undergone quite substantial renovations. Dealing with protracted enquiries from Buyer and ensuring exchange effected quickly.
- Freehold purchase: £2,125,000
Purchase of rural property with complex title and boundaries. Purchase was synchronised with two related sales. Successfully negotiated access between exchange and completion for furniture storage to facilitate a smoother completion day!
- Leasehold purchase: £2M
Dealing with the purchase of leasehold property with a short lease. Arranging for an application for a lease extension to be served by the sellers and for the right to be assigned to the buyer on completion of the purchase. The buyer subsequently acquired an immediate right to extend the lease (rather than waiting for the expiration of two years from purchase as required under the Leasehold Reform, Housing and Urban Development Act 1993).
- Freehold purchase – £6,250,000
Acting for clients in the purchase of a semi-rural property with several additional dwellings within the grounds. Dealing with mitigation of Stamp Duty under Multiple Dwellings Relief; assisting with arrangements for setting up an AST; and dealing with several issues including easements, possible public right of way, compliance with septic tank regulations and listed building regulations; ultimately parties agree to delay completion and re-exchanging with delayed completion date.
- Leasehold sale – £1.5m
Dealing with a probate sale of a leasehold property where very little information was available from the executor in respect of the property or from the landlords in respect of leasehold management. Dealing with various investigative issues including complications with service charge records and demands; removal and valuation of contents; access agreement and historic statutory certificates.
Dealing with the mortgage of a leasehold new-build property. Dealing with all mortgagee’s requirements and conditions and negotiating with seller’s solicitor to ensure compliance.
Acting for clients on sales subject to overage provisions thereby ensuring optimum premium achieved in respect of possible future value on development. Successfully negotiating complex legal terms. In addition, advising on historic overage arrangements and interpretations.
Angela qualified as a solicitor in 1997, after first qualifying as a Legal Executive via ILEX. She has an ILEX fellowship obtained at the Merton College. Since then she has specialised in residential conveyancing. She moved to Cumberland Ellis in January 2000, and became a partner in May 2004. She joined Wedlake Bell LLP from Cumberland Ellis in April 2012 when the firms merged.
